Hardwood Floor Sand & Refinishing

EXPERT FLOORING SERVICES
Hardwood Sand & Refinishing Services in Victoria
Hardwood floors take a beating over the years. Scratches, dullness, sun fading, and general wear are all part of everyday life, but they don't always mean your floors need to be replaced. A full sand and refinish can bring the hardwood back to like-new condition and is usually better quality than a replacement. We've spent nearly 20 years learning how to get the most out of every floor we work on, helping homeowners across Victoria, the surrounding area, and the Gulf Islands be able to love their floors again!
Our Services
Cosmetic Refinishing
Most refinishing projects are cosmetic. Sanding removes years of scratches, dullness, and wear, revealing the natural wood underneath and setting it up for a fresh coat of stain or finish.
Repairs During Refinishing
If your floors have deeper issues, like water damage, pet damage, or general wear and tear, we handle those repairs as part of the same project, so you're not managing multiple jobs or timelines.
Stain & Finish Options
Whether you want to change the color of your floors entirely or simply protect their natural look with a clear finish, we'll walk you through the options and help you land on the right one for your home.

Our Process
-
Quote & Assessment. Hank comes out to look at your floors, talk through any repairs that might be needed, and give you a clear quote before any work begins.
-
Clear the Space. We ask that the floor be mostly cleared before we arrive. Larger pieces of furniture can often stay in place, and we're happy to move heavier items for an additional hourly rate. Photos and decor can stay right where they are on the walls.
-
Sanding. Your floors go through multiple sanding passes, to remove old finish and wear and prepare the wood for staining or finishing.
-
Final Finish. Once we've landed on the right look, we apply the final coats, whether that's a stain and protective finish or a simple base finish.
-
Care Card. When the work is done, we leave you with a care card covering cleaning products to use and how long to wait before moving furniture back in.
Throughout the process, we protect the rest of your home with poly barriers when needed and use dust collection systems on all our equipment. No refinishing job is completely dust-free, but we work hard to keep it to a minimum so you're comfortable staying in your home the entire time.
After Care
Once we finish your floors, a few simple guidelines will help protect your investment:
-
Avoid walking on the floor for at least 5 hours after we apply the final coat
-
Wait 24 hours before placing couches or heavy furniture back
-
Wait a full week before placing area rugs back down
-
Some homeowners choose to take a short trip during the final stages, though it isn't required
-
We'll leave you with a full care card covering cleaning products and everyday maintenance so your new finish lasts as long as possible.

WHAT HOMEOWNERS ASK
Frequently Asked Questions
Do I have to move everything out of my house?
No. Larger furniture can often stay in place, and we can help move heavier pieces for an additional fee. Just let us know ahead of time what you're working with.
How long will it take?
Most sand and refinish projects take 5 to 7 days from start to finish, depending on the size and condition of your floors.
Is the sanding process really dust free?
Not entirely, but close. We use multiple vacuum and dust collection systems and put up poly barriers to keep dust contained and to a minimum throughout the job.
My floors look pretty rough. Is it even worth refinishing them?
Often, yes. We've brought floors back from damage that looked far worse than most people expect. It's always worth a quick look before assuming a full replacement is necessary.
